In 1995, Pulte/Del Webb retained GCW to provide engineering planning, design engineering, and design team coordination for this 5,000-acre community. GCW acted as the client’s agent in identifying large blocks of suitable BLM land located near the Las Vegas valley, which would be eligible for a land exchange. Our project team coordinated with the clients’ planners to analyze each site for suitable lands. GCW provided field survey and documentation of environmentally sensitive lands, preparing numerous exhibits to support the environmental assessment.
GCW was heavily involved in the infrastructure planning for Anthem. The firm conducted area-wide transportation planning studies and prepared the master traffic study to project traffic demands over the large sub-regional area of Henderson. The GCW Traffic Engineering Division evaluated a number of street network scenarios and alternatives, and determined appropriate street classifications, intersection control needs, auxiliary turn lane needs, and off-site impacts. GCW also prepared the master conceptual drainage study for the development. The study involved the modeling of approximately 55 square miles of the upper Pittman Wash watershed for existing and ultimate developed conditions. The study included recommendations and criteria for two regional detention basins and six debris basins, as well as major storm water conveyance facilities within the project. The firm assisted in the preparation of the water distribution and sewer master plans. GCW prepared an effluent management plan for the golf courses, parks, and open spaces. The Survey Division provided construction staking, topographic, boundary, and ALTA surveying for the entire master plan.
Separate GCW design teams were formed to support and develop engineering plans and actively assist client planners in the master planning of each community within Anthem including an age-restricted, golf course community (Sun City Anthem); a private, non-age restricted golf course community (Anthem Country Club); and other conventional non-age restricted housing communities. GCW provided valuable insight into local criteria and practical engineering advice. Our design teams for each community prepared street and lot layouts, tentative and final maps, subdivision plans, design drawings for roadways, flood control facilities (including two regional level detention basins), water pipelines, sewer pipelines, and reuse effluent water pipelines. We prepared detailed phasing and costs estimates for the build-out of this unique residential community.
The GCW design teams worked hand-in-hand with well-known golf course architects, Greg Nash and Keith Foster, to blend major flood control conveyance facilities into the fairways and open spaces of the golf courses within the Sun City and Country Club communities, respectively. GCW prepared construction plans for several golf course clubhouses, recreation centers, office buildings, and retail areas.
