GCW provided project management, engineering design, survey services, and
was responsible for the analysis of on-site infrastructure to support the 160-acre
subdivision, a 2.3-acre recreational facility, a 16-lot model complex, as well
as grading and improvement plans for roadways, pad grades, power, natural
gas, telephone, water, sewer, storm drain, interim drainage facilities, erosion
protection, and retaining walls. GCW planned and designed the installation of
approximately 6 miles of 8-inch sanitary sewer lines, complete with manholes and
920 residential 4-inch laterals. GCW also provided sewer contribution analyses,
and coordinated with the master developer regarding downstream sewer
capacity. Surveying services included boundary, topography, and alignments
for grading and civil improvements; construction staking for rough grades, pad
certifications, street improvements, utilities, retaining walls, housing, and final
lot drainage swales; as well as placement of centerline monumentation and
record of survey. GCW also prepared traffic study, drainage study, and provided
coordination.
